The most common type of low down payment mortgage is cheapest mortgage insurance the government-backed Federal Housing Authority or FHA loan. Even though they usually require only a minimum of 3.5% down, they come with the huge downside of requiring mortgage insurance for the life of the loan for anyone who puts down less than 20%. Though with private lenders it can vary from 0.5% to 1.5% (sometimes even higher).
